<p>In general terms there are always various fees that need to be paid by the home purchaser, before the lender will finalize the new mortgage. These are called closing costs.  These fees would typically range from 3 to 6 percent of the total amount borrowed.  These costs are over and above the deposit that you also need to pay.  The following costs would make up a part of all closing costs you would need to pay.</p>
<p>Your loan application will incur costs, and the lender will charge an application fee to cover these.  Getting a copy of your credit file is typically included in this fee.  Known also as points, a loan origination fee will also be charged by the lender.  This is the fee that will cover the costs of processing your loan.  As a gauge for you to use, one point is the equivalent of one percent of the amount borrowed.</p>
<p>If you would rather purchase without points, most lenders will do this, but will charge you a higher interest rate on the loan.  Other lenders are happy for you to pay more in points, to reduce the amount of interest that you need to pay.</p>
<p>Your lender will also require title insurance.  This insurance protects both the purchaser and the lender, in the event that the seller hos no right to sell the property.  This would be the case if there are co-owners, or when there is an outstanding lien against the property, both of which would prevent the seller from selling.</p>
<p>An appraisal on the property will always be required by the lender.  Of course they must ensure that the property being sold, is worth at least as much as the amount of money being borrowed.  Sometimes it is a good idea to have a home inspection conducted by the professionals, and this will show what expenses may be required over any given time frame.  You may be able to recognize the charge for the property inspection as an element of the total closing costs.</p>
<p>Another requirement of the lenders will be homeowners insurance.  In some cases the lender may demand that you pay the first year of insurance, prior to agreeing to close on the loan, but all will expect to see proof that you have insurance in place.  You may also be asked to obtain private mortgage insurance, in which case at least a part of the fees paid will be calculated in your total closing costs.</p>
<p>Any tax that is payable on the transfer fees, is usually the responsibility of the buyer, except when there is an agreement in place to the contrary.  A survey of the property could be something else that you need to pay for (ask your local <strong>Pagosa Springs realtor </strong>about reliable surveyors and inspectors).  Another component of your closing costs could be the interest charged for the period between the date you receive funding, and the date of the first payment due on the mortgage.  You may also have to pay any attorney and notary charges, as a component of your closing costs.</p>
